A: Homes must have an "alpine aesthetic" to maintain harmony with the mountain environment. Examples of this look include natural building materials such as stone and timber and rustic architectural details such as open beams and steeply pitched roofs.

Q: "What if I've already chosen a home plan?"
A: We can assist you in choosing the home site, orientation and building materials that best suit your desired plan.

Q: "What are the square footage requirements?"
A: Summit Highlands Phase I: 2200 + full basement or 2800 w/out full basement. Summit Highlands Phase II: 2200.

Q: "Do we need to begin building right away?"
A: There are no restrictions on when you must build. Once construction is started the home must be completed within 12 months.

Q: "How can we build from a distance?"
A: Long distance owners have built nearly every home in SMV. We will help you understand the process, introduce you to builders and help you with the construction of your home by supplying photos, monitoring contractors’ schedules and generally acting as your eyes and ears when you can't be here to supervise.

Q: "What utilities are available?"
A: Underground telephone and electric utilities are in place to each lot line. Owners drill wells and put in septic systems. The land perks easily due to its topography. Propane tanks may be buried to provide gas for heating, cooking etc.

Q: "Is there high-speed internet and cell service?"
A: Frontier communications offers DSL service in SMV and customers of AT&T will find that their mobile phones have full bars.

Q: "What are the annual Dues and Fees?"
A: Annual Dues and Fees are $450 and include garbage service, snow removal and road and entrance maintenance.

Q: "Are there high assessments?"
A: No. There have only been two assessments in SMV's history, both approved by at least a 2/3 majority vote of the homeowners, one for $225 and one for $250.

Q: "Are property taxes high?"
A: Property taxes in Pocahontas County are very reasonable, especially compared with other mountain resort areas. Specific rate info is available upon request.

Q: "How are the roads in the winter?"
A: It's no secret that the Snowshoe area gets plentiful snowfall. Our roads are cleared frequently and consistently and offer convenient winter access for 4WD and/or AWD vehicles.

Q: "What is the closest town?"
A: A gas station, market and bank are located just 3 miles from SMV's entrance. The Village at Snowshoe, a 10-15 minute drive, offers specialty shopping, dining and entertainment. Marlinton, which has a pharmacy, hospital, hardware store and grocery, is a 30 minute drive and Elkins, which offers a wider selection of goods and services, is about 45 minutes away.

Q: "Once we build, can we rent our home to others?"
A: Yes. There is a demand for rental homes in the area, particularly during ski season. Renters must abide by the Covenants and Reservations of SMV.
