Q: What types of homes must be built in SMV?
A: Homes must have an ‘alpine aesthetic’ to be in keeping with the mountain environment i.e. log, log siding, cedar siding, Hardiplank/Hardipanel in natural tones, stone, etc.
Q: What are the square footage requirements?
A: Minimum requirements vary by section: Sunset North, Sunset Pass and Summit Ridge = 1,800 sq. ft., Summit Highlands Phase I = 2,200 sq. ft. + full basement or 2,800 sq. ft. without a full basement, Summit Highlands Phase II = 2,200 sq. ft.
Q: Do we need to begin building right away?
A: No. There are no restrictions as to when you must build. Once begun, construction must be completed within 12 months.
Q: What are the annual dues and fees?
A: Annual dues and fees are $450.00 which includes garbage service, snow removal and road & entrance maintenance.
Q: What utilities are available? Phone and electric utilities are underground to each lot, but what about water, sewer and gas?
A: Telephone and electric utilities are underground to each lot line. DSL is available. Owners drill wells and put in septic systems. Wells have historically been abundant in SMV and the land perks easily due to its topography. Propane tanks may be buried near your home to provide gas for heating, cooking, etc.
Q: Can we rent our home to others?
A: Yes. There is a demand for rental homes in the area, particularly during the ski season. Renters must abide by the Covenants and Restrictions of SMV.
